There are always a few surprises when it comes to renovating. We knew this home had received an addition fifteen years prior. We build in a contingency in all of our budgets for those unexpected discoveries. During a previous remodel, the en suite had been relocated on the second floor above the current kitchen. It turns out they had cut the floor joists to redirect the plumbing. This affected the integrity of the floor system. It was a good thing that bathtub never dropped from the sky!
Part of the repair was to replace the cut floor joists with new members. The revised layout on the second floor will not contain a bathroom at this same location. By identifying the challenge quickly, we were able to complete the reinforcing and not experience any schedule delay.
There may be a few more surprises lurking… we will be prepared!
