Challenge:
At the base of a commercial tower the largest challenges came in the form of structural elements. Columns, parkade services, minimum clearances, curtain wall glass and mechanical perimeter heating. All of the dental services would have to be run above the floor and 3” of concrete topping poured throughout the space. The space is long and narrow with a main entrance off the tower lobby and a secondary entrance at the rear for staff entrance. The requirements were plenty with six operatories, steri, universal washroom, staff room, lab, office, reception and waiting area. An amazing original art collection would be a focal feature displayed throughout the clinic.
The Solution:
A floor plan that would work with the structural, glass wall features and the servicing requirements of the space was the first task. Four of the operatories would be along the perimeter glazing and two hygiene would be interior spaces. A long and narrow staff room, lab and mechanical room are found on the far side of the clinic. Sterilization can be found tucked in a corner and maximizing every square inch for storage. Clean lines conceal hidden functional elements, glass walls with minimal hardware projections work within the confines of a tight space.
A clean white palette with black accents is the base and the colorful original artwork brightens each space. A warm walnut vinyl flooring and millwork accents round out an elegant space. Waiting room benching wraps itself around a main structural column at the introduction of the space. The intense light throughout the space is an ideal environment for the lush greenery that compliments all main areas.
RODI Results:
Decca Design’s development of this dental office in a commercial tower is a prime example of achieving RODI in a complex space. Despite the challenges posed by the building’s structure, such as columns and mechanical heating constraints, the design effectively utilized the long, narrow space. The strategic placement of operatories along the perimeter glazing maximizes natural light, enhancing the work environment. The clean white palette with black accents, complemented by colorful artwork and warm walnut finishes, creates an elegant yet functional space. The inventive use of space above the parkade, coupled with thoughtful design elements like glass walls and greenery, transformed these constraints into a unique and inviting dental clinic within the downtown tower.
