If you have ever been through a renovation, you know there are often a few surprises along the way. At Decca Design, we expect the unexpected and plan for it. Whether it is a commercial renovation in Calgary or a residential remodel in the Alberta foothills, we always include a contingency in the budget to handle unforeseen discoveries without derailing the project.

The Surprise Inside the Floor

In this particular home, we knew there had been an addition about fifteen years earlier. What we did not know was that during a previous remodel, the en suite bathroom had been relocated to the second floor above the current kitchen. In the process, the floor joists had been cut to redirect plumbing.

This cut compromised the structural integrity of the floor. While the bathtub never actually fell through the ceiling, it was a serious safety concern that needed immediate attention.

Quick Action, No Delays

Our team replaced the cut floor joists with new structural members to restore the strength of the floor system. Because the new second-floor layout no longer included a bathroom in that location, we were able to reinforce the floor without having to reintroduce plumbing. The repair was completed without impacting the construction schedule.

Why Contingency Planning is Essential in Alberta Renovations

A contingency plan is a built-in safeguard — a percentage of the project budget set aside to handle surprises. In Alberta renovations, especially in older homes and heritage properties, surprises can happen behind walls, under floors, or above ceilings. Without a contingency, addressing these issues can cause budget overruns, project delays, and unnecessary stress.

Common Renovation Surprises in Alberta Homes

  1. Hidden Structural Damage – Issues like rotting beams, cut joists, or foundation cracks.

  2. Outdated or Unsafe Wiring – Older electrical systems that no longer meet code.

  3. Plumbing Problems – Leaks, corroded pipes, or improper past repairs.

  4. Moisture and Mold Issues – Often hidden until demolition begins.

3 Steps to Being Renovation-Ready

If you are starting a renovation, here are three ways to prepare for the unexpected:

  1. Work with Experienced Designers and Contractors – They can identify potential issues early.

  2. Include a Contingency in Your Budget – Typically 10–20% of the total cost.

  3. Stay Flexible with Timelines – Some surprises require extra time to fix properly.

At Decca Design, we believe great renovation management means expecting the unexpected and being ready for it. By planning for surprises from the start, we help Alberta homeowners and business owners complete their projects on time, on budget, and with confidence.
